Advice re: mortgage and house insurance
Notifications OFF
Hi all I am looking for some advice so currently the children dad is on the mortgage and house insurance! He is awaiting court dates as he has been charged! I am aware that he will find it hard to get a mortgage with conviction 'unspent' aswell as insurance but what j would like t on know is how this affects a current mortgage that is joint and current insurance! It has just dawned on me I wil have to let insurance know once he is sentenced and maybe the mortgage lender!
any guidance would be fab as not only is this a minefield it is complicated!
Thanks

Not sure about mortgages as mine is paid off. However with regards to house insurance, you will almost definitely find that your current insurer will not cover anyone with a conviction.
I did what my terms of insurance said I had to do, inform them within 30 days. They cancelled my insurance immediately. So now, I can't even get car insurance from the typical high street companies and comparison sites as they ask 'have you ever had insurance cancelled' and don't specify which type of insurance. Turned out that a local insurance broker could get me cheaper car insurance, but it was a hassle I really didn't need at the time.
My recommendation is to
1. call your insurance company as a perspective new customer and ask if they cover anyone with a conviction. Assuming they don't, then...
2. Call Home Protect. Take out new insurance.
3. Cancel your existing insurance.
You could try Unlock for advice on the mortgage.

Lanny, check the small print on your existing insurance policies, as I discovered our home insurance policy said to let them know if anyone living in your home is the subject of a police investigation or has been charged. I noticed this at renewal time, and I had to hunt quite hard for a company that did not have this in their policy. The insurance that didn't have any mention of this (only criminal convictions) was about £80 more expensive than the cheapest option, but they wanted me to report police investigation /charge. I guess I could have phoned one of the cheaper companies to find out if it would make a difference, but didn't want to take the chance that they would refuse to insure me, which I would then have to declare if asked when getting a quote.
Lanny, does he still live at your address? I took out insurance in my own name, despite co-owning the home as he moved out straight away. I also took him off the council tax. x
Thanks for advice! Tabs he left the day he was arrested and isn't on council tax anymore! Glad to know I can get a policy in my name I will do that asap :)
Hey guys - has anyone had a positive experience with Home Protect?
I'm looking to re new with them in anticipation of possible conviction so that we are covered.
Thanks for asking the question Lanny, I hope you're doing OK x

There's quite a few of us with insurance via homeprotect. I've never had a bad experience in my dealing with them, in fact they were amazing when I found myself suddenly with no house insurance (see my earlier post)
They can probably advice what to do if you want insurance ahead of conviction but without the actual sentencing details they won't be able to evaluate risk. They are an old school insurance company none of this 'computer says no'.

Thank you that's so helpful to know. Thank you for sharing your experience xx
If I was to remove my husband from my car insurance prior to court then am I right that I wouldn't have any problems with that one.
I checked the home insurance which again is in my name but with him named and it says to tell them if you or your family is convicted. So could I take him off this one and only have to tell them if he moves back into the house. I'm so confused by all this.

Hi Coffee,
My son is the alleged offender in my case so he isnt on any of the paperwork, however the small print of my home and contents says to inform them of anyone living in the house with a conviction.
We are due a renewal so I'm hoping to renew with Home Protect, I haven't had chance to pursue whether they will cover us 'in waiting' as such but its on my to do list.
Hope the helps a bit? X

If they are no longer living at the house and completely moved out (including belongings) then aren't considered part of the household for insurance and you don't need to inform the insurance company if it is just in your name.

Hes only staying at his mums because of bail conditions so hes still on all the bills, council tax etc here.
I think we'll have to take the hit here on the home insurance as dont want cause problems for his parents. I have used home protect before as they would insure us while we had building work done.
