Hi all,

I don't post often anymore, and very rarely check the forum now.

For those who remember my OH was arrested when I was 8 weeks pregnant in summer 2023. We have since gone through sentencing etc and come out the other side.

OH received a Community Order. He sees probation once a month and his appointments rarely last longer than 30 minutes. He is low risk and was categorised as this in his pre sentencing report.

I had a successful pregnancy, we became parents to a wonderful baby boy in early 2024. My OH never had to move out and has had day one unsupervised access to him. OH has no contact restrictions and an SHPO centered only around device usage. We closed to social care with no restrictions when our son was 15 days old.

Our lives are basically as normal as can be. We went on holiday to the canaries last year as a family. We are due to be married this autumn.

My reason for coming on to post is that so many of you worry about mortgages and I've seen a few sweeping and blanket statements about the fact that people with convictions won't get a mortgage.

Again, I'd like to share our success story. We have recently decided to move and buy a larger family home, we would like a second baby in the future (which we have full support on from probation and our health visitor) so we need more space. We also have a dog and our garden isn't big enough for children to play and a dog to do what a dog needs to.

We sold my partner's property last year, he owned this before we met. We put mine on the market in January and it sold within 1 week. We have found our next home, told probation and the visor. The visor has, on record, stated they have no issues with the new address. We have had our offer accepted and then came what we believed to be the hard bit.

We applied for our mortgage.

We used a broker. I cannot stress enough just how important this is. We went with a lender who only asks questions about fraud and monetary crimes. We have successfully had our full mortgage offer come through, within 7 days of applying for the mortgage.

The mortgage is with one of the 6 major banks in the UK also, so that should reassure a lot of you that you don't necessarily need to go with an obscure lender.

So this post is for those of you worried and nervous about moving. It is doable, and achievable. Just use a broker, be honest and trust them. We have had 0 judgement from the broker we used. Yes we know that house insurance is going to be higher, but it was high anyway before all this happened due to have high value items in our home.

We have put an almost 25% deposit down due to selling both homes to fund the move so it does help in terms of being a good bet for the mortgage to be lent to us. This is despite spending the best part of 10k on legal fees throughout the investigation of my OH. We paid cash for everything from savings, we have no other credit agreements so our borrowing amount was also good. We are both late 20s/early 30s so have a long time to pay back also.

Thanks for reading, I hope some of you feel like you could tackle a move now. If anyone would like the information of the broker we used (you do have to pay a fee) then please private message me.

Even though I'm not here often I do like to share when the positives happen as we are living proof there is a life to be lived well when you come out the other side.

Thanks again for reading.

LR23 - Thank you so much for posting about your journey, it really means a lot. My OH is due for sentencing end of March (never arrested, just summoned) so I've been taking interest in posts more related to life after that. I however still have not made any decision on stay or leave.

I know the purpose of your post was to share success on moving/mortgages but may I ask if, because you were pregnant, you had doubts on whether it was safe for your child? Obvs I don't know the circumstances surrounding your OH's charges. It's so good to hear you've worked through it but was it challenging?

If I also may, how has it been with family events and friends?

Sorry for the questions but the future life/possible children aspect is a big worry for me atm.
